Adjustable steel jacks and posts under beams and joists take out bounce, level the floor and hold it there.
If a floor bounces when you walk across it, or if you can feel a soft spot, there is often too little support under it. Beams and joists carry the floor, and when a beam spans too far or its support has sunk, it bends. Adjustable steel jack posts, set on solid bases, give it new support exactly where it needs it and can be fine-tuned to bring the floor level.
We crawl the space, measure the span of each beam and find where the floor drops. Then we lay out a row of posts at the right spacing, pour or set solid bases and bring each post up to the beam. We turn the jacks a little at a time so the floor rises gently, and we finish with a level check across the rooms above. The result is a floor that feels solid instead of springy.
They go under beams and girders at the points that carry the most load, spaced to shorten the span and reduce bending.
Each post stands on a concrete pad or footing so it cannot sink, with a plate to spread the load.
Jacks are turned slowly over time to raise a sagging beam so plaster, pipes and finishes are not stressed.
Where the situation calls for it, temporary jacks can be followed by masonry piers or engineered posts.

You tell us what you have noticed, a crack, a damp smell, a sloping floor or standing water, and we set a visit that fits your day.
We look closely inside and out, measure floors and cracks, check moisture and drainage and take photos of anything of note.
We explain what is urgent, what can wait and what is optional, and give you a written scope and options.
We lay floor protection, mark utilities, protect landscaping and set up before any digging or drilling begins.
We install, seal, lift or repair with the right tools and materials, checking our work as we go.
We clean up, restore the surface, show you what we did, share care tips and set a reminder for your next check.
The beams and joists may be spanning too far or their supports may have sunk.
Many last for decades on solid bases. Some situations call for masonry piers.
Yes, gradually, within what the structure can safely handle.
Quality posts are coated and protected, and a dry crawl space keeps them in good shape.
It depends on the span and load. We lay out the number and spacing in your scope.
