Damaged, cut or rotten floor framing is repaired with sistered joists, new beams and solid connections, so the floor is strong again.
Floor joists and beams are the bones under a house, and they take on damage from moisture, insects, old plumbing cuts and age. A joist that has rotted at the end, been notched for a pipe or started to crack no longer carries its share, and neighboring joists take on the load. Over time the floor above develops a sag or a bounce.
We inspect the framing by probing for soft wood, checking for insect signs and looking at connections and notches. A good repair is not just lumber added: it fixes the cause, such as moisture, and restores proper bearing at both ends. Common methods include sistering, where new lumber is bolted or nailed alongside the damaged joist, replacing a damaged section and adding or replacing a beam. Hangers and fasteners are chosen for the load.
New lumber is fastened alongside the weak joist, spanning the damaged area and bearing on solid support at both ends.
A rotten end or a short damaged section is removed and replaced, with temporary support while we work.
A sagging or rotten beam can be replaced or reinforced with new lumber or steel and supported at the right points.
Moisture and insects are addressed, or new wood will face the same problem as the old.

Often the sound part is kept and the damaged part is sistered or replaced.
Moisture is the usual cause. We look for leaks, humidity and poor drainage.
Large notches weaken a joist and can be reinforced.
Small repairs take a day. Larger framing repairs take longer.
