Floors that bounce, slope or squeak often trace back to the piers, posts and beams below. We level and support them so the floor feels solid again.
Many older Nashville homes sit on brick or block piers with wood beams and joists above a crawl space. It is a flexible system that breathes, and it can last a century. But the piers can lean, sink or crumble, the beams can sag, and moisture can soften the wood. A floor that bounces, slopes or feels soft underfoot is usually asking for attention below.
We crawl the space with a flashlight, a level and a moisture meter. We check each pier, post and shim, look for rot, insects and water, and measure the floor. Repairs may include new or re-set piers, adjustable steel posts, replaced shims, sistered joists and a vapor barrier to stop moisture that damages wood. We level the floor gradually, so plaster, trim and plumbing are not stressed.
Crumbling or leaning piers are rebuilt or replaced. Shims and caps are reset so every beam sits firmly on its support.
Sagging beams get new support. Damaged joists are sistered with new lumber so the floor frame is strong again.
A dry crawl space keeps wood healthy. We look at drainage, vapor barriers and ventilation as part of the repair.
Floors are raised a little at a time so finishes, plaster and plumbing are not stressed.
