A driveway with a sunken slab, a step at the joint or a tilt toward the house can be lifted and sealed without replacing it.
A driveway takes more punishment than almost any other slab: heavy vehicles, runoff from the roof and yard and soil that moves with the seasons. When one section sinks, it leaves a step at the joint that jars cars, catches feet and makes snow shoveling harder. A tilt toward the house is worse, because it sends water to the foundation.
We lift the sunken slab with foam or grout, set it level with its neighbors and check the slope so water drains away from the house. Joints are sealed to keep water from getting under the slab again, and cracks are filled. Where soil continues to wash out, we look at the source, such as a downspout or a low spot, and recommend a simple fix. The goal is a driveway that is smooth now and stays that way.
A raised edge is the most common problem. We lift the low slab so the surface is flush across the joint.
A tilted driveway sends water toward the foundation. We lift to restore a gentle fall away from the house.
Flexible sealant keeps water from washing out soil under the slab and extends the life of the repair.
Downspouts and low spots that dump onto the driveway are noted, with simple fixes where possible.
