When water reaches the crawl space, a drain, a sump pit and a pump carry it out so the liner and wood stay dry.
A crawl space that floods after storms or stays muddy for days needs more than a liner. Water that enters has to leave, and when the ground is lower than the surrounding soil, it has nowhere to go. A drain along the low side, a sealed sump pit and a pump create a path out, which protects the wood, the insulation and the equipment.
We start by finding where the water comes in, whether from a wall, from the soil under the liner or from a downspout beside the house. We set a perimeter drain or a drain along the low edge, with clean gravel and a slope toward a sump pit that has a lid. The pump discharges through a pipe well away from the foundation, and we add a backup where the risk is high.
We check walls, soil, vents and downspouts to see where the water arrives, so the drain is placed to catch it.
A sloped drain in clean gravel carries water to the pit and keeps the floor from staying wet.
A lidded pit keeps humid air out of the crawl space, and the pump moves water through a check valve.
Downspouts, grading and French drains reduce the water that reaches the crawl space in the first place.

You tell us what you have noticed, a crack, a damp smell, a sloping floor or standing water, and we set a visit that fits your day.
We look closely inside and out, measure floors and cracks, check moisture and drainage and take photos of anything of note.
We explain what is urgent, what can wait and what is optional, and give you a written scope and options.
We lay floor protection, mark utilities, protect landscaping and set up before any digging or drilling begins.
We install, seal, lift or repair with the right tools and materials, checking our work as we go.
We clean up, restore the surface, show you what we did, share care tips and set a reminder for your next check.
Poor grading, downspouts and a low floor level let water collect with nowhere to go.
No. A liner blocks vapor. Standing water needs a drain and a pump.
Well away from the house, and we check the route and the outlet.
It is a wise choice if storms often cut power.
