Porches, steps, stoops and garages often sink before the house does. We lift, support and rebuild them so they are safe and level again.
A porch, a set of steps or an attached garage often has a lighter foundation than the house, built later, shallower or on backfilled ground. That is why they are the first parts of a home to sink, pull away from the wall or crack. A gap between the porch and the house, a leaning column or a garage slab that slopes toward the door is the usual sign.
We look at what supports the structure, how deep the footing goes and where the water is coming from. A sunken concrete porch slab can often be raised with foam or grout. A porch with a failed footing may need helical piers screwed down to firm soil. A garage wall with a cracked footing can be supported the same way. Where an element is beyond repair, we plan a rebuilt footing and tie it properly to the house.
Foam or grout injected below the slab fills voids and lifts the porch back toward level, with small holes and a quick cure.
Screw-in piers carry porches, stoops and garage footings to stable soil without heavy equipment.
Where a porch has pulled away, we support it, level it and seal the joint so water cannot run into the gap.
Cracked garage walls and sinking footings are stabilized, and slab edges are lifted and sealed.
