A musty smell is a message from below. We follow it to the damp, dirty or decaying source and fix it, instead of masking the scent.
That damp, earthy smell in a basement or on the first floor is caused by moisture and the things that live in it: mold, mildew, bacteria and sometimes rot. Air fresheners and ozone machines only hide it for a while. The smell returns because the source is still there, usually in the crawl space, a wall, the floor joint or behind stored items.
We track the smell by humidity, by sight and by touch. We look under the house, behind finished walls where we can and around drains and sumps. Then we fix the cause: a leak, poor drainage, bare soil, a wet wall or a damaged material. Where odor is stuck in porous materials, we clean or replace them. Once the space is dry and sealed, a dehumidifier keeps it that way, so the smell is gone for good.
A moisture meter and camera find damp spots that the nose can only hint at.
Bare soil in a crawl space, a leaking wall, a wet floor joint, a damp sump and hidden leaks are the usual culprits.
Smelly insulation, drywall or wood is cleaned or replaced when it cannot be saved.
A liner, a dehumidifier and good drainage prevent the conditions that cause the odor.

You tell us what you have noticed, a crack, a damp smell, a sloping floor or standing water, and we set a visit that fits your day.
We look closely inside and out, measure floors and cracks, check moisture and drainage and take photos of anything of note.
We explain what is urgent, what can wait and what is optional, and give you a written scope and options.
We lay floor protection, mark utilities, protect landscaping and set up before any digging or drilling begins.
We install, seal, lift or repair with the right tools and materials, checking our work as we go.
We clean up, restore the surface, show you what we did, share care tips and set a reminder for your next check.
Moisture and the mold or mildew it supports, often from the basement or crawl space.
Only briefly. The smell returns until the source is fixed.
Yes. Air rises from below and carries odors with it.
They can mask odors, but they do not fix the cause, and they are not for occupied spaces.
Often within days of fixing the source and drying the space.
