Annual Foundation Maintenance Plans

A yearly visit catches small problems early: gutters, grade, sump pumps, crawl-space liners, cracks and moisture, all checked on a schedule.

Foundations do not ask for much, but they do ask for attention. The things that protect them are everyday items: gutters that carry water, soil that slopes away, a sump pump that works when it storms, a crawl-space liner that is intact and cracks that stay stable. When any of these slips, the foundation takes the consequences, often slowly and silently.

A yearly plan puts a visit on the calendar. We check gutters and downspouts, grade and drainage, window wells, the sump pump and its discharge, the crawl-space liner and dehumidifier, cracks and gauges, doors and floors and humidity. We test what can be tested, tighten what can be tightened and give you a short report with photos. Small fixes, such as clearing a drain or sealing a hairline crack, happen at the visit, and bigger issues are flagged with plenty of notice. The visits are short on purpose. The point is not to find something wrong every year but to confirm that everything still works, so a quiet report is the best result and a sign the plan is doing its job.

How it works

Our process, start to finish.

  1. 01

    Call and schedule

You tell us what you have noticed, a crack, a damp smell, a sloping floor or standing water, and we set a visit that fits your day.

  2. 02

    Inspect and listen

We look closely inside and out, measure floors and cracks, check moisture and drainage and take photos of anything of note.

  3. 03

    Plan and explain

We explain what is urgent, what can wait and what is optional, and give you a written scope and options.

  4. 04

    Prepare and protect

We lay floor protection, mark utilities, protect landscaping and set up before any digging or drilling begins.

  5. 05

    Do the work

We install, seal, lift or repair with the right tools and materials, checking our work as we go.

  6. 06

    Finish and walk through

We clean up, restore the surface, show you what we did, share care tips and set a reminder for your next check.
